Getting your home ready to go on the market can be a daunting task.
The preparations going into selling are usually stressful, complicated,
and often involve a lot of blood, sweat, and tears. This is especially
the case if you're like most people and get your home ready for sale
just a few weeks before putting it up for sale.
Prepare well in advance
Waiting until the last minute to get your home ready for sale is going
to cause a lot of stress. Why not spread it out over a few months? Make
a list of things around the house that need to be fixed now, and tackle
them one at a time quarterly instead of all at once. By taking a little
time to do a few tasks in the year or two before putting your house
on the market, you will be saving yourself a lot of unnecessary stress
when it comes time to put that sign in the yard. Not only will you be
less stressed, but you won't be as hasty to get things working, and
you'll do a far better job. In the situation where you have a handyman
do the work, you'll have the benefit of saving a few bucks by hiring
them during less busy times of the year. In the summer, rates go up
and good contractors are harder to get when you want them.
The front yard
Don't forget to plant bulbs in September/October so your buyers can
see a beautiful flower garden when they visit your home in the spring.
Many homeowners focus so much on decorating the home itself that they
forget that the yard will be the first thing that potential buyers will
see when they pull up. Some pretty flowers, and maybe a porch swing
will go a long way towards getting potential purchasers to believe your
house is the right house for them.
Service and repairs
Any service providers that need to be hired to do work on the home can
be hired in the off season with a little careful planning. Painters
are not as busy in the winter so negotiating a painting contract during
winter or fall will allow you to get the job done for a better price.
The same goes for contractors to work on your heating or air conditioning
systems, in the summer and winter respectively.

planning, you can get the best possible results in the most effective
way when you prepare your home for sale.
